Country and Wild Stays Booking Terms and Conditions

Please take the time to read these terms and conditions carefully. They explain the agreement between you, us (Country and Wild Stays), and the property Owner, and set out what you can expect from your stay, as well as what we expect from you.

We strongly recommend that you take out comprehensive travel insurance to protect against cancellation, loss, or unexpected events during your stay. If you choose not to, you accept full responsibility for any associated costs or losses.

We are Country and Wild Stays, The old workshop, Bradford rd, Youlgrave, DE45 1WG and we act as booking agents on behalf of individual property owners. Your booking contract is made with the Owner of the property, and we facilitate the process as their agent.

1. Definitions

For clarity, the following terms are used throughout these conditions:

  • Booking – Your confirmed request to stay at the Property.

  • Cautionary Deposit – A deposit to cover any damage, loss, or misuse during your stay.

  • Check-in/Check-out Times – The arrival and departure times stated in your Booking.

  • Holiday – The confirmed dates of your stay.

  • Owner – The individual or representative who owns the property.

  • Party List – The full list of guests staying at the property (as required before arrival).

  • Property – The accommodation you have booked.

  • Property Specific Terms – Additional rules or information relating to individual properties.

  • You – The lead guest (aged 18 or over) and all members of your party.


2. Your Booking Agreement

  • These terms apply to all bookings made through Country and Wild Stays.

  • Your booking is not confirmed until we issue written confirmation.

  • Once confirmed, your booking is legally binding between you and the Owner.

  • If you wish to change your booking, we’ll do our best to help, subject to availability and the Owner’s agreement.

  • You are responsible for ensuring the accuracy of all details provided at the time of booking.

  • You will be required to provide a Party List before your arrival.

  • Check-in is typically from 4pm. Please check your confirmation for specific times.

  • You must vacate the property by the Check-out time (Before 10am) or you may incur additional charges.

  • The lead guest must be aged 18 or over.

  • While we make every effort to ensure photos and descriptions are accurate, details may change slightly over time.


3. What the Owner Provides

  • The Owner agrees to make the Property available to you for the Holiday period as booked.

  • Properties are expected to meet quality and cleanliness standards. If you have concerns, contact the Owner directly or let us know.


4. During Your Stay

4.1 General Expectations

  • Treat the Property with respect and leave it clean and tidy.

  • Only the named guests on the Party List may stay. Guest changes must be approved in advance.

  • Properties are for private, non-commercial use only unless otherwise agreed.

  • You must comply with any additional Property Specific Terms provided.

4.2 Pets

  • Pets are only allowed at designated pet-friendly properties, and only as confirmed in your booking.

  • Charges may apply and additional rules are in place (see Pet Terms below).

4.3 Other Rules

  • Smoking is not permitted inside any property.

  • Wi-Fi is provided at many properties, but speeds and connectivity may vary.

  • EV charging using a domestic 13-amp socket is strictly prohibited.

  • Fireworks are not allowed unless you have written permission from the Owner.


5. Payment

  • The total cost of your booking, including deposits and extras, will be confirmed before your payment.

  • Payment can be made by card or bank transfer.

  • If payment is late, we may cancel your booking or charge additional admin fees.

  • You will not be allowed to access the property until all payments are received in full.

  • If you opt into a payment plan, we’ll send reminders ahead of each payment date. You can update payment details or opt out at any time.


6. Cautionary Deposit

  • The Cautionary Deposit amount and due date will be confirmed at the time of booking.

  • This deposit is refundable after your stay, provided there is no damage, excessive cleaning, or missing items.

  • If deductions are necessary, we will inform you. Disputes should be resolved directly with the Owner.


7. Cancelling Your Booking

  • Cancellations must be in writing and are only valid once confirmed by us.

  • Travel insurance is strongly recommended.

  • If you do not arrive or cancel late, this will be treated as a cancellation and charges may apply.


8. Refund Policy

  • Refunds are only possible if the property is rebooked or if the Owner withdraws from our service.

  • If no replacement booking is found:

    • More than 8 weeks’ notice: we retain your deposit.

    • Less than 8 weeks’ notice: all payments are retained.

  • A £30 admin fee applies to all cancellations.


9. Cancellation by the Owner

  • If the Owner cancels (e.g. property sale), we’ll notify you immediately and try to find a similar alternative.

  • If no alternative is available, you’ll receive a full refund.

  • This does not cover cancellation due to personal issues or legal restrictions affecting your travel.


10. Liability

  • Nothing in these terms limits liability for death or injury caused by negligence.

  • We and the Owner are not liable for unforeseen losses or personal belongings.

  • The Owner is responsible for issues with the property itself. Country and Wild Stays is not liable for acts or omissions by the Owner.


11. Use of Personal Information

  • Your personal data is used in line with our [Privacy Policy].

  • Marketing communications are only sent with your consent.


12. General Terms

  • The Owner may enforce these terms directly.

  • These terms are governed by English law and any disputes will be handled in the courts of England and Wales.


Pet Stays – Additional Terms

If you’re bringing your furry companion along, please note:

  1. Pets are only allowed in designated properties and must be included in your booking.

  2. For pets other than dogs, prior approval is required.

  3. A pet fee applies and must be paid before arrival.

  4. Pets must not be left alone at the property.

  5. Pets are not allowed in bedrooms or on furniture.

  6. Please supervise your pets at all times, especially around roads or livestock.

  7. Bring your own pet supplies, including bedding and towels.

  8. Clean pets thoroughly before re-entering the property.

  9. Clean up after your pet and dispose of waste responsibly.

  10. You’re liable for any damage or extra cleaning caused by pets.
